Green City is taking shape in Pofalići, on 5.4 hectares of the former Milkos dairy site: five buildings with around 777 apartments, three underground levels with ~938 garage spaces, and a district planned for over two thousand residents — with an internal green belt, playgrounds and car-free zones.
The district is explicitly sold on thermal and acoustic insulation — and both promises pass through the floor. Sound between storeys is silenced by a properly executed floating screed over insulation; the heating bill is decided by the layer above the underfloor heating. Projects that promise a standard have to build it in — equally into each of 777 apartments.
For Baufinal, districts like this are home turf: the complete floor build-up from one source, from lightweight concrete over the installations to the final screed, by machine and zone by zone — because across 777 apartments, manual installation can hold neither the deadline nor the consistency.
